Eficiența investițiilor în construcţia magazinului – depozit de comercializarea materialelor de construcții

Abstract

Proiectul de licență prezintă o abordare a aspectelor teoretice privind eficiența proiectelor de construcții și anume evaluarea indicatorilor economici a unui proiect pre-investițional în construcții.

Tratarea problematicii s-a executat prin intermediul metodelor de analiză și cercetare în domeniul construcțiilor de pe piața autohtonă, analiza resurselor financiare necesare, de asemenea efectuarea calculelor ce țin de determinarea indicatorilor economici.

Scopul lucrării constă în evaluarea eficienței economice a proiectului de dezvoltare - depozit cu obiectiv comercial – Katepal, prezentat în capitolul 3. Pentru realizarea scopului propus au fost formulate și realizate următoarele obiective:

Studiu conceptelor privind investițiile în construcții – eficiența investițiilor, metode de optimizare și faza pre-investițională; Analiza generală a sectorului construcțiilor din Republica Moldova;

Analiza terenurilor pentru construcție din municipal Chișinău;

Analiza concurenților de pe piața construcțiilor;

Analiza ofertelor de credite investiționale a băncilor comerciale din Republica Moldova și avantajele lor pentru creditori;

Realizarea calculelor pre-investiționale față de proiectul – magazin-depozit de materiale de construcție. Domeniul de cercetare este definit de analiza pieței construcțiilor și terenurilor și realizarea calculelor eficienței economice a proiectului de dezvoltare a bunului imobil de tip P+E. Obiectul cercetării reprezintă depozit cu obiectiv comercial – Katepal.

Rezultatele obținute reprezintă realizarea stadiului pre-investițional și evaluarea eficienței economice a obiectului cercetării.

The undergraduate project presents an approach to theoretical aspects of the efficiency of construction projects, namely the evaluation of economic indicators of a pre-investment construction project.

The treatment of the problem was carried out by means of methods of analysis and research in the field of construction on the domestic market, analysis of the necessary financial resources, as well as calculations related to the determination of economic indicators.

The purpose of the paper is to evaluate the economic efficiency of the development project - a warehouse with a commercial objective - Katepal, presented in Chapter 3.

The following objectives have been formulated and achieved to achieve the proposed goal:

Study of construction investment concepts - investment efficiency, optimization methods and pre-investment phase;

General analysis of the construction sector in the Republic of Moldova;

Analysis of land for construction in Chisinau municipality;

Analysis of competitors in the construction market;

Analysis of investment credit offers of commercial banks in the Republic of Moldova and their advantages for lenders;

Pre-investment calculations for the project - shop-warehouse of construction materials.

The research scope is defined by the analysis of the building and land market and the calculation of the economic efficiency of the development project of the Gf+E real estate.

The object of the research is the commercial warehouse - Katepal.

The results obtained represent the achievement of the pre-investment stage and the evaluation of the economic efficiency of the research object.
