Perspectivele pieței imobiliare din Republica Moldova din punct de vedere a atractivității investiționale

Abstract

Tema abordată explorează piața imobiliară a Republicii Moldova, din punct de vedere a pierspectivei investițționale. Perspectivele pieței imobiliare pot varia în funcție de mai mulți factori, inclusiv condițiile economice, schimbările demografice și evoluția legislației în domeniu.

ACTUALITATEA TEMEI ABORDATE constă în interesul sporit pentru investițiile imobiliare în Republica Moldova și în nevoia de a evalua atractivitatea pieței din punctul de vedere al investitorilor. Cu o economie în creștere, o infrastructură în dezvoltare și o piață imobiliară în curs de maturizare, Republica Moldova oferă oportunități de investiții în domeniul imobiliar. Perspectivele pieței imobiliare din Republica Moldova în ceea ce privește atractivitatea investițională sunt promițătoare.

Lucrarea a fost realizată în conformitate cu ghidului privind elaborarea proiectelor de licență, lucrarea a fost structurată în trei capitole.

Primul capitol ,, ASPECTE LEGALE ȘI NORMATIVE ALE INVESTIȚIILOR IMOBILIARE ÎN REPUBLICA MOLDOVA’’. Acest compartiment oferă o analiză detaliată a literaturii de specialitate, a materialelor științifice și a legislației relevante în domeniul în discuție. Sunt sintetizate informațiile care din aceste surse pentru a furniza o înțelegere cuprinzătoare a subiectului învestiției în imobiliare.

Capitolul doi ,,ANALIZA ATRACTIVITĂȚII INVESTIȚIONALE’’ în cadrul acestui capitol se analiză o profundă analiză a pieței imobiliare din punct de vedere a prețurilor de ofertă și a atractivității investiționale, la fel a fost realizat un studiu de caz cu privire la potențialul recuperării unei investiții în R.M. și în alte țări. Capitolul trei, care mai este numit și capitolul practic ,,EFICIENŢA ECONOMICĂ A ÎNTREPRINEREI DE CONSTRUCȚIE ,,BASCONSLUX’’S.R.L.- ELEMENT ESENŢIAL AL DECIZIEI DE INVESTIŢII’’, acest capitol se concentrează pe analiza unei companii de construcții, prin identificarea principalelor indicatori de eficiență economică și analiza portofoliului investițional al companiei.

Structura proiectului de licență: Proiectul de licență corespunde structurii și cerințelor prestabilite pentru acest tip de lucrări, astfel find alcătuit din introducere, trei capitole, 41 figuri, 28 tabele și 94 file și 62 anexe.

The addressed theme explores the real estate market in the Republic of Moldova from an investment perspective. The prospects of the real estate market can vary based on several factors, including economic conditions, demographic changes, and legislative developments in the field.

The relevance of the topic lies in the increased interest in real estate investments in the Republic of Moldova and the need to assess the market's attractiveness from an investor's point of view. With a growing economy, developing infrastructure, and a maturing real estate market, the Republic of Moldova offers investment opportunities in the real estate sector. The prospects of the real estate market in the Republic of Moldova in terms of investment attractiveness are promising.

The thesis was conducted in accordance with the guidelines for preparing bachelor's projects and is structured into three chapters.

Chapter One, "Legal and Normative Aspects of Real Estate Investments in the Republic of Moldova," provides a detailed analysis of specialized literature, scientific materials, and relevant legislation in the discussed field. The information from these sources is synthesized to provide a comprehensive understanding of the real estate investment subject.

Chapter Two, "Analysis of Investment Attractiveness," includes a deep analysis of the real estate market in terms of offer prices and investment attractiveness. A case study was also conducted to assess the potential return on investment in the Republic of Moldova and other countries.

Chapter Three, also known as the practical chapter, "Economic Efficiency of the Construction Company 'BASCONSLUX' S.R.L. - An Essential Element of Investment Decision," focuses on the analysis of a construction company by identifying key indicators of economic efficiency and analyzing the company's investment portfolio.

The structure of the bachelor's thesis follows the predetermined requirements for this type of work, consisting of an introduction, three chapters, 41 figures, 28 tables, 94 files, and 62 appendices.
