Evaluarea tehnică a clădirilor din centrul istoric al mun. Chișinău

Abstract

Actualitatea temei: evaluarea/expertiza tehnică a clădirilor din centrul istoric din mun. Chișinău, analizarea detaliată a elementelor constructive a unui monument istoric.

Prezenta lucrare îmbina cunoștințele teoretice cu cele practice ce țin de evaluarea tehnică a clădirilor cultural-istorice și anume a celor discipline ce se află în strânsă legătură cu tema studiată.

Scopul lucrării: acestei teze constă în aprecierea valorii obiectului istoric evaluat și evaluarea tehnică a uzurii fizice monumentului istoric amplasat pe str. Alexei Mateevici 60A . Pentru atingerea acestui scop, s-au propus și s-au realizat următoarele obiective:

Analiza statistică a centrului istoric existent,

Analiza stării tehnice și arhitecturale a bunurilor imobile cu valoare istorică,

Tehnici de îmbunătățire a stării centrului istoric,

Identificarea și descrierea obiectului evaluării,

Evaluarea tehnică și determinarea uzurii fizice,

Estimarea valorii obictului evaluării prin metoda costului.

Structura lucrării: În introducere este argumentată actualitatea temei de cercetare, necesitatea și importanța studiului. Este formulat scopul și sunt stabilite sarcinile cercetării. Capitolul I – „ASPECTELE GENERALE ȘI METODOLOGICE PRIVIND EVALUAREA TEHNICĂ A MONUMETELOR ISTORICE” –aspectele teoretice privind evaluarea tehnică.

Capitolul II – „ANALIZA CLĂDIRILOR ISTORICE DIN MUN.CHIȘINĂU” – este prezentată o analiză a centrului istoric din mun. Chișinău.

Capitolul III – „EVALUAREA BUNULUI IMOBIL ISTORIC ”– evaluarea uzurii fizice și determinarea valorii prin metode de evaluare.

Lucrarea dată are un volum de 99 pagini, 30 tabele, 110 figuri, 27 surse bibliografice, 4 anexe.

The actuality of the theme: technical evaluation/expertise of the buildings in the historical center of the municipality of Chisinau, detailed analysis of the constructive elements of a historical monument.

The purpose of the work: this thesis is to assess the value of the evaluated historical object and the technical evaluation of the physical wear and tear of the historical monument located on str. Alexei Mateevici 60A.

To achieve this goal, the following objectives were proposed and achieved:

Statistical analysis of the existing historical center,

Analysis of the technical and architectural condition of real estate with historical value,

Techniques for improving the condition of the historic center,

Identification and description of the object of the assessment,

Technical evaluation and determination of physical wear,

Estimating the value of the object of evaluation by the cost method.

The structure of the paper: In the introduction, the actuality of the research theme, the necessity and the importance of the study are argued. The aim is formulated and the tasks of the research are established.

Chapter I - "General and methodological aspects regarding the technical assessment of historical monuments" - theoretical aspects regarding the technical assessment.

Chapter II - "Analysis of historical buildings in the municipality of chisinau" - an analysis of the historical center in the municipality of Chisinau is presented.

Chapter III - "Assessment of the historical property" - assessment of physical wear and tear and determination of value by assessment methods.
