Influence of engineering-geological conditions on the cost of reconstruction in the central part of Chisinau

Abstract

The construction of residential buildings in the Chisinau municipality is developing rapidly. New undeveloped territories are being developed. At the same time, development in the central part of the municipality is a serious problem. In most cases, reconstruction of existing buildings is carried out here. The increase in the commercial value of land in the center of the municipality leads to the need to densify the development and increase the usable area by changing planning decisions and increasing the number of floors of reconstructed buildings. The article presents the main reasons that can significantly affect the estimated cost of work when carrying out reconstruction in the central part of Chisinau. The results of the theoretical study are supplemented with material from the expert work carried out. Practical recommendations for a design solution for a reconstructed building located on the street are substantiated. Metropolitan Dosoftey.

Строительство жилых домов в муниципии Кишинэу стремительно развивается. Осваиваются новые незастроенные территории. В то же время, серьезной проблемой является застройка в центральной части муниципия. В большинстве случаев здесь осуществляется реконструкция существующих зданий. Повышение коммерческой стоимости земли в центре муниципия приводит к необходимости уплотнения застройки и увеличения полезной площади за счет изменения планировочных решений и увеличения этажности реконструируемых зданий. В статье приведены основные причины, которые могут существенно повлиять на сметную стоимость работ при осуществлении реконструкции в центральной части Кишинэу. Результаты теоретического исследования дополнены материалом проведенных экспертных работ. Обоснованы практические рекомендации проектного решения для реконструируемого здания, расположенного по ул. Митрополит Дософтей.
