Estimarea valorii imobilului de tip rezidențial pe regiuni de dezvoltare ale Republicii Moldova

Abstract

Prezenta lucrare îmbina cunoștințele teoretice cu cele practice ce țin de evaluarea bunului de tip rezidențial și anume a celor discipline ce se află în strânsă legătură cu tema studiată.

Scopul lucrării: acestei teze constă în aprecierea valorii obiectului bunului rezindețial evaluat amplasat pe str. Carierii 5 or. Chișinău. Pentru atingerea acestui scop , s-au propus și s-au realizat următoarele obiective:

1. Analiza statistică a fondului locativ al Republicii Moldova.

2. Analiza piețiii imobilului rezidențial din mun.Chișinău.

3. Factorii de influență asupra valorii imobilui locativ.

4. Identificarea și descrierea obiectului evaluării.

5. Estimarea valorii de piata a bunului imobil evaluat, str.Carierii 5, or.Chișinău.

6. Aplicarea metodelor de estimare a valorii de piață.

Structura lucrării: În introducere este argumentată actualitatea temei de cercetare, necesitatea și importanța studiului. Este formulat scopul și sunt stabilite sarcinile cercetării. Capitolul I – „ASPECTELE GENERALE ȘI METODOLOGICE PRIVIND FOLDUL LOCATIV” –aspectele teoretice privind evaluarea.

Capitolul II – „ANALIZA PIEȚII IMOBILULUI REZINDENȚIAL DIN REPUBLICA MOLDOVA” – este prezentată o analiză a imobilului de tip rezindențial din Replublica Moldova.

Capitolul III – „ESTIMAREA VALORII DE PIAȚĂ A APARTAMENTULUI DE PE STR.CARIERII 5 OR. CHIȘINĂU” – determinarea valorii prin metode de evaluare. Lucrarea dată are un volum de 72 pagini, 40 tabele, 42 figuri, 23 surse bibliografice, 7

anexe.

The present paper combines the theoretical knowledge with the practical knowledge related to the evaluation of the residential property, namely those disciplines that are closely related to the studied topic.

The purpose of the work: this thesis is to assess the value of the object of the evaluated residential property located on Carierii str. 5, Chișinău. To achieve this goal, the following objectives were proposed and achieved:

1. Statistical analysis of the housing stock of the Republic of Moldova.

2. Analysis of the residential real estate market in the municipality of Chisinau.

3. Factors influencing the value of the residential property.

4. Identification and description of the object of the evaluation.

5. Real estate transactions or informational assurance of the evaluation process.

6. Application of market value estimation methods.

The structure of the paper: In the introduction, the actuality of the research theme, the necessity and the importance of the study are argued. The aim is formulated and the tasks of the research are established.

Chapter I - "GENERAL AND METHODOLOGICAL ASPECTS REGARDING THE LOCALITY FOLD" - theoretical aspects regarding the evaluation.

Chapter II - "ANALYSIS OF THE RESIDENTIAL PROPERTY MARKET IN THE REPUBLIC OF MOLDOVA" - an analysis of the residential property in the Republic of Moldova is presented.

Chapter III - "ESTIMATES OF THE MARKET VALUE OF THE APARTMENT AT STR. CARIERII 5 OR. CHIŞINĂU" - determination of the value by evaluation methods.
