Abstract

Scopul acestei teze este de a investiga și analiza procesul de evaluare pre-investițională a proiectelor de construcții, cu accent pe identificarea și evaluarea factorilor critici de decizie, și de a propune strategii și instrumente eficiente pentru optimizarea acestui proces. În acest sens, lucrarea își propune să ofere o contribuție semnificativă la înțelegerea și dezvoltarea practicilor optime în domeniul analizei pre-investiționale în construcții. Obiectivele generale ale acestei lucrări constau în: Studierea rolului și importanței analizei pre-investiționale a proiectelor de construcții; Studierea algoritmelor și modelelor de analiză pre-investițională a proiectelor de construcții; Analiza pieței imobiliare din localitatea unde se află obiectul investițional; Studierea tehnologiilor noi ce vor contribui la exploatarea eficientă a imobilului; Studierea eficienței proiectului de investiție.

The purpose of this thesis is to investigate and analyze the process of pre-investment evaluation of construction projects, with an emphasis on the identification and evaluation of critical decision factors, and to propose effective strategies and tools to optimize this process. In this sense, the paper aims to provide a significant contribution to the understanding and development of best practices in the field of pre-investment analysis in construction. The general objectives of this paper consist of: Studying the role and importance of pre-investment analysis of construction projects; Studying algorithms and models for pre-investment analysis of construction projects; Analysis of the real estate market in the locality where the investment object is located; Studying new technologies that will contribute to the efficient exploitation of the building; Studying the efficiency of the investment project.
