Abstract

Estimating the value of property using sales comparison approach, highly-qualified evaluator must take in consideration all the factors, that can rise or lower final value. How does the floor-level influence on an apartment price? This research has as a goal to find out if there is any influence of this factor on properties from Chișinău’s market and how powerful this influence is. Moreover, due to variance of total number of levels, influence of height of building on the price was studied. Influence of these factors depends from demand, which, in its turn, depends from people’s preferences. Analyzing all them, it is possible to make a conclusion useful in practice, for instance, for construction companies.
