Abstract

Scopul cercetării reprezintă identificarea celei mai eficiente utilizări a proprietății imobiliare localizate în Chișinău, str. Columna 105. Pentru atingerea scopului au fost formulate și realizate următoarele obiective:  Examinarea redevelopmentului la nivel de concept, aspecte juridice și tipologie.  Examinarea redevelopmentului în contextul proiectelor investițioenle în construcții  Cercetarea aspectelor tehnice ale redevelopmentului și perspectivele de dezvoltare a clădirilor și teritoriilor multifuncționale.  Elaborarea conceptului de redevelopment al clădirii amplasate pe str. Columna 105  Gestionarea proiectului pe baza tehnologiei – BIM  Implementarea noilor soluții digitale în gestionarea procesului de construcții  Estimarea eficienței economice a proiectului propus. În rezultatul elaborării tezei a fost analizată idea proiectului, amplasarea obiectului și caracteristicele acestuia; este întocmit un proiect preliminar în grafică 3D. De asemenea, se iau în calcul introducerea unor noi decizii digitale în gestionarea procesului de construcție. Au fost elaborate și evaluare două variante: prima variantă – reconstrucția etajului de mansardă; a doua variantă – construirea a două etaje suprapuse și a mansardei. Fiecare dintre aceste două variante ne dezvăluie principalele semnificații ale redevelopment-ului, a obiectelor imobiliare utilizate efectiv și creșterea valorii de piață și a lichidității obiectelor în sine. În concluzei sunt punctați toți factorii importanți folosiți în momentul de redevelopment a unei clădiri. Se relevă importanța proprietății imobiliare în diferite aspecte - social, financiar și cultural. Se pune accentul pe varianta proprietății colective și gestionării imobilelor comerciale.

The object of research in the given work was the reconstruction / redevelopment process of a residential building located in Chisinau, on 105 Columna Street. The aim of the research is to identify the most efficient use of the real estate property located in Chisinau, 105 Columna Street. In order to achieve the goal, the following objectives were formulated and achieved:  Examination of redevelopment in terms of concept, legal aspects and typology.  Examination of redevelopment in the context of construction investment projects.  Investigation of the technical aspects of redevelopment and the prospects for the development of multifunctional buildings and territories.  Elaboration of the redevelopment concept of the building located at 105 Columna Street  Project management based on technology - BIM  Implementation of new digital solutions in managing the construction process  Estimation of the economic efficiency of the proposed project. As a result of the thesis, the idea of the project, the location of the object and its characteristics have been analysed; a preliminary design in 3D graphics is prepared. New digital decisions in the management of the construction process are also considered. Two variants have been developed and evaluated: the first variant - reconstruction of the attic floor; the second variant - construction of two superimposed floors and the attic. Each of these two variants reveals us the main meanings of redevelopment, the real estate objects actually used and the increase of market value and liquidity of the objects themselves. In the conclusion all the important factors used when redeveloping a building are pointed out. It reveals the importance of real estate in different aspects - social, financial and cultural. Emphasis is placed on the option of collective ownership and management of commercial buildings.
