Finanțarea construcțiilor în condițiile Republicii Moldova

Abstract

În această teză de licență, autorul Cevdari Maria investighează modalitățile de finanțare a proiectelor de construcții în Republica Moldova, analizând ofertele de creditare, caracteristicile finanțării proiectelor de dezvoltare și descriind un proiect de construcții și modalitatea de finanțare a acestuia. Această lucrare oferă o perspectivă detaliată asupra uneia dintre cele mai importante probleme cu care se confruntă industria construcțiilor în Republica Moldova.

Capitolul 1 "Finanțarea proiectelor de construcții" se referă la modalitățile prin care proiectele de construcții sunt finanțate, inclusiv sursele de finanțare disponibile, procesul de obținere a finanțării și a riscurilor asociate. Se analizează, de asemenea, instrumentele de finanțare specifice domeniului construcțiilor la fel, se discută despre probleme legate de planificarea și gestionarea finanțării proiectelor de construcții, cum ar fi structurarea fluxului de număr și estimarea costurilor.

Capitolul 2. Se discută despre evoluția sectorului în ultimii ani, structura pieței, principalele segmente de piață și actorii implicați totodata se concentrează pe analiza ofertelor de creditare a proiectelor de construcții din Republica Moldova. Se discută despre sursele de finanțare disponibile pentru proiectele de construcții, cum ar fi instituțiile financiare, investitorii privați și guvernul.

Capitolul 3. se concentrează pe două aspecte importante : se prezintă o analiză detaliată a unui proiect specific de construcții, oferind informații relevante despre tipul de construcție, dimensiune, amplasament și etapele de implementare si se abordează aspectele financiare ale proiectului, inclusiv sursele de finanțare utilizate și structura financiară a acestuia. Scopul lucrării de licență - Este de a analiza modalitățile de finanțare a proiectelor de construcții în Republica Moldova, precum și de a identifica avantajele și dezavantajele acestora.

In this thesis, the author Cevdari Maria investigates the ways of financing construction projects in the Republic of Moldova, analyzing loan offers, characteristics of project financing, and describing a construction project and its financing. This work offers a detailed perspective on one of the most important issues facing the construction industry in the Republic of Moldova, highlighting relevant aspects and viable solutions for financing construction projects.

Structure of the work: The work consists of an introduction, 3 chapters, 8 subchapters, conclusions, bibliography, and annexes.

Chapter 1 "Financing Construction Projects" refers to the ways in which construction projects are financed, including available sources of funding, the process of obtaining financing, and associated risks. Specific financing tools for the construction industry are analyzed, and issues related to planning and managing construction project financing, such as structuring cash flows and cost estimation, are discussed.

Chapter 2 discusses the evolution of the sector in recent years, market structure, main market segments, and actors involved. It also focuses on the analysis of loan offers for construction projects in the Republic of Moldova. Available sources of funding for construction projects, such as financial institutions, private investors, and the government, are discussed.

Chapter 3 focuses on two important aspects: a detailed analysis of a specific construction project, providing relevant information about the type of construction, size, location, and implementation stages, as well as addressing the financial aspects of the project, including funding sources used and the financial structure of the project.

The purpose of the thesis is to analyze the ways of financing construction projects in the Republic of Moldova, as well as to identify their advantages and disadvantages.
