Abstract:
This article is a research on the management of commercial real estate in the Republic of Moldova. The main objectives of the article are to highlight the particularly important role of the management of commercial real estate in increasing the economic level of the country. Real estate can be considered as the most profitable prerogative for a successful investment. These are based on a number of advantages, such as: the multilateral exploitation of the property, the management for profit, as well as the possible sale with the radical change of the price. The generating force of this change being influenced by the economic and social aspects of the country. Respectively, we can say that in the field of real estate, the utility and productivity of real estate, combined with their principles, is the basis for determining the value of property. Efficient real estate management includes a set of measures aimed at using the heritage for that purpose, which will generate the highest possible income for the owner. In the Republic of Moldova, commercial real estate appeared with the initiation of the privatization process, which resulted in a new property regime, private property, which involves the full transfer of ownership (through sale - purchase, donation or exchange) or the partial transfer of the property right (land lease, lease), thus determining the commercial character of the real estate. The very notion of "commercial real estate" appeared relatively recently in the Republic of Moldova, even though by the end of the 19th century and the beginning of the 20th century there were already income-generating buildings that could easily have been included in this category of properties. Therefore, commercial real estate compared to other categories of goods by their specificity, to generate income directly participates in the development and evolution of different types of activity, as a result they in turn increase the national economic level in different branches. It is important that the administration of the property is carried out in such a way that the real estate object retains its qualities, its condition is permanently improved, this gives it the highest possible value. So the management of the real estate refers to the administration, control and management of the real estate activity.
