Evaluarea bunurilor imobile proprietate publică

Abstract

Scopul lucrării reprezintă studiul aspectelor metodologice evaluării bunurilor imobile proprietatii publice si particularitatile evaluarii patrimoniului public.

În cadrul tezei este descris cadrul legislativ cu privire la bunurile imobile din proprietate publică (expropriere, privatizare, delimitarea bunurilor imobile proprietate publică).

O atenţie deosebită a fost acordată inventarierei bunurilor de proprietate publică si particularităților ei.

În introducere sunt redate detaliile privind elaborarea tezei de licență și anume ,scopul, actualitatea temei, obiectivele setate în cadrul cercetărilor efectuate, și detaliile despre fiecare capitol în parte, prezentate și mai jos.

Cunoştinţele practice au fost aplicate în cadrul evaluării terenului cu destinatie publica . Capitolul I „bunuri imobile: aspecte teoretice și legale”în care sunt reflectate noțiune generale despre conceptele „patrimoniu” și „valoare”, criteriile de considerare a obiectului ca obiect patrimonial și clasificarea acestora.

Capitolul II „analiza procesului de evaluare a bunurilor imobile cu proprietate publica”, reflectă în sine noțiuni generale despre evaluarea propriu-zisă a bunurilor proprietatii publice, metodologia evaluării acestor imobile.

Capitolul III „ Evaluarea Bunului Imobil proprietate publica”, constă din indetificarea și descrirea bunului imobil evaluat in urma determinarii valoarii a acestui bun imobil, bazându-ne pe metodologia studiată și estimarea valorii finale a bunului.

Concluziile tezei se bazează pe cercetarea efectuată și pe propria percepție a fiecăruia dintre elementele analizate în teza de licenta.

The aim of the thesis is the study of the methodological aspects of the valuation of public real estate and the peculiarities of the valuation of public property.

The thesis describes the legislative framework concerning public property real estate (expropriation, privatization, delimitation of public property real estate).

Special attention has been paid to the inventory of public property assets and its particularities.

In the introduction, details on the preparation of the dissertation are given, i.e. the purpose, the topicality of the subject, the objectives set in the research carried out, and details on each chapter, which are also given below.

The practical knowledge has been applied in the evaluation of public land use.

Chapter I "real estate: theoretical and legal aspects" in which the general notions of the concepts "heritage" and "value", the criteria for considering the object as a heritage object and their classification are reflected.

Chapter II "Analysis of the process of valuation of public property real estate", reflects in itself general notions about the valuation of public property real estate, the methodology of valuation of public property real estate.

Chapter III "Valuation of Publicly Owned Real Estate", consists of the indetification and description of the real estate valued following the determination of the value of this real estate, based on the studied methodology and the estimation of the final value of the property.

The conclusions of the thesis are based on the research carried out and the own perception of each of the elements analyzed in the thesis.
